Land Rezoning
Rezoning means to change a use zone to allow for certain land use rights on a property.
This alteration allows for different types of land uses, such as residential, commercial, industrial, or mixed-use, to be permitted on the property, in alignment with the community’s evolving needs and goals.
Township Establishment
Township Establishment is a complex process of converting agricultural zoned land into residential, commercial or industrial properties/erven.
It involves the transformation of agricultural-zoned land into designated residential, commercial, or industrial areas, typically through a series of legal, regulatory, and planning procedures.
Consent Use Application
A Consent use application is lodged to the Municipality to allow certain development rights in terms of the applicable Town Planning Scheme, without changing the main zoning classification of the property.
For example; consent for a crèche, second dwelling or church can usually be applied for under a Residential zoning. Consent use rights may be temporary and may lapse if the rights are not exercised within a certain time period.
Permission Application
A permission application can be lodged to the Municipality to obtain permission to exercise a certain land use right without changing its primary zoning (Telecommunication mast, parking relaxation etc.)
This process allows property owners and developers to pursue certain land use rights or modifications to existing regulations while maintaining the property’s underlying zoning classification.
Land Subdivision
“Subdivision” means to divide land or a property into two or more portions. A Subdivision application is applicable on land within the urban development boundaries. Subdivisions within urban areas are often also called ‘infill-development’ or ‘densification’.
This process plays a crucial role in facilitating the efficient use of land, accommodating population growth, and fostering sustainable urban development within established urban boundaries.
Property Consolidation
It is the process of combining 2 of more property in to one property.
This consolidation enables property owners to streamline land holdings, optimize land use efficiency, and unlock new opportunities for development or redevelopment within urban and rural contexts.
Division Of Farmland
Division of land is to divide farm land into two or more portions. A division of land application is done on Agricultural zoned land.
This division allows landowners to partition their farmland for various purposes, such as estate planning, generational transfer, land leasing, or agricultural diversification. While primarily focused on agricultural land, the Division of Farmland may also involve the creation of residential lots or non-agricultural uses in rural areas.
Removal Of Restrictive Title Deed Conditions
This type of application can be lodged by a town planner in order to remove restrictive conditions in a Title Deed that prohibit certain activities or land uses.
The Removal of Restrictive Title Deed Conditions allows property owners to gain greater flexibility and control over their properties, enabling them to fully realize their land’s potential and adapt to changing needs and circumstances.
Liquor License
Liquor License means any license, permit, franchise or other authorization from any Liquor Licensing Authority necessary on the date of the Indenture or at any time thereafter to own, lease, operate or otherwise conduct the retail, restaurant or other entertainment facilities of the Company or any of its Wholly Owned Restricted Subsidiaries in the manner described in the Offering Circular.

Development of Spatial Development Framework
A Spatial Development Framework is a framework that seeks to guide overall spatial distribution of current and desirable land uses within a municipality, in order to give effect to the vision, goals and objectives of the municipal IDP
This framework serves as a blueprint for land use planning, infrastructure development, and urban growth management, aligning with the vision, goals, and objectives outlined in the municipal Integrated Development Plan (IDP).

A Town planning scheme is a municipal planning tool used to guide and manage development according to the vision, strategic and policies. It allows and restrict certain type of uses to certain geographic area.
This planning tool establishes regulations, policies, and guidelines for land use, development standards, zoning, and infrastructure provision, ensuring that development activities align with the community’s vision, strategic goals, and policy objectives.
Closure of parks
It is the process of changing a use zone from Public open space to any intended use zone.
While parks are essential components of urban and rural landscapes, circumstances may arise where the closure of a park is deemed necessary due to shifting community needs, changing land use priorities, or development pressures.
